The family of James & Alene Lottis have commissioned our office to sell at ABSOLUTE AUCTION this fine 11 +/- acres with 2 homes and buildings in tracts plus a collection of home goods, vehicles and farm equipment.
Auction Terms:
Inspections: All prospective bidders are invited and encouraged to conduct any and all inspections, investigations, inquiries and due diligence prior to bidding. Property is sold AS IS.
Note: The purchaser of a single family residence built before 1978 has a maximum of 10 days to inspect the property for lead base paint. The inspection must be completed before the sale date. The successful bidder will be required to sign a lead base paint inspection waiver form.
Buyer’s Premium: There will be a 10% Buyer’s Premium added to the winning bid on all real estate and personal property sold. The sum of the winning bid plus the buyer’s premium will be the sales price.
Down Payment: 20% of the total sales price down as non-refundable earnest money at the close of the auction. We do not accept a credit card for down payment. The balance of the purchase price is due at the closing on or before August 26, 2025.
Closing/Possession: Closing to be held on or before August 26, 2025. Possession will be delivered on date of closing.
Real Estate Taxes & Closing Costs: All real estate taxes will be paid by Seller for 2025. The purchaser will pay all other Buyer closing costs. The seller will pay for deed preparation and deed tax.
Sales Tax: 6% sales tax will be added on all personal property.
